There are different grades of Asphalt used: Base, Top, and Commercial Top. Homeowners and Business owners typically use Top Grade.

A coating for asphalt based pavement to protect and extend the life of the asphalt.
It is a layer of protection from the elements such as; water, oils, and UV damage.
There are 3 types of pavement sealers.

Lot Striping
For Aesthetics and Safety.
Compliant with the ADA (Americans with Disabilities Act)
A water borne coating, usually applied with an airless striping machine or sometimes by hand. Dry times vary as little as 30 minutes. Traffic should be reverted for at least an hour.
Restriping should occur every 2 years or when visible appearance is reduced to 75%. Keep in mind, the ADA requires a visible number of stalls.
